Southern Cross East Tower

Developed on the site of the former Southern Cross Hotel, The Southern Cross East Tower is new aerial landmark among Melbourne's ever growing business district.

Designed by architects Woods Baggot and constructed by global giant Multiplex, the tower is now home to the Victorian Government's Department of Infrastructure.

A key element in the building's design was to achieve a minimum 4.5 star energy rating. An innovative double skin facade, which keeps the building cool in summer and warm in winter, allows for a drastically reduced reliance on air conditioning. All windows are double glazed to maximise thermal performance and environmentally safe building materials were used to reduce energy use and toxic emissions. An on-site black water treatment and recycling plant allows for a 60% reduction in the buildings water consumption.

To keep in line with these design elements, base building Electrical Consultants Lincolne Scott and fit-out consultants Umow Lai & Associates, approached Lightmoves to assist with the design of the Dynalite Lighting Control and Energy Sustainability system for this building. Through the use of such techniques as daylight harvesting via daylight sensors, Lightmoves were able to create a system that contributed heavily to the building reaching a 4.5 star energy rating. The lighting control design sees each floor broken up into 4 tenant DB zones. There are a number of dimmed fluorescent lighting circuits per area, which are controlled by a tenant button adjacent to the entry. Each zone has a PE cell that will affect the dimming level depending on the available daylight. Typically, only the two outer rows of lights are dimmed. The Building Manager has master control over the entire system via a computer interface, which allows them to turn on/off lights or to control their dimming at any time.

This Lighting Control system has allowed the building to run at a very reduced rate of energy consumption, which when combined with all the other energy saving elements in the building, leaves the State Government tenants with a perfect example of how energy conservation should be achieved.
